Points to note

Rent will be reviewed periodically.

The rent will be reviewed every two years. In accordance with Article 2, Paragraph 32 of the Land and House Lease Law, the rent may be reduced.

You may be terminated by us.

We may cancel the contract even during the contract period.
If the owner wishes to terminate the contract, they cannot do so unless they are found to have a legitimate reason, in accordance with Article 28 of the Land and House Lease Act.

How the "bulk lease system" works

The newly built rental properties built by owners will be subleased to tenants using Daiwa Living's bulk leasing system.

FLOW.01Rental appraisal (location survey report)

The availability of rental properties around the proposed construction site, commercial facilities, the convenience of transportation and public facilities, the population and trends of surrounding cities and towns,
We will suggest rent based on a comprehensive assessment of factors such as the size of rooms in nearby properties.

FLOW.02Contract

Based on the site survey report, we will agree on the appraisal amount and management details, and then enter into a contract with Daiwa House Industry.
At the same time as the contract, a rental contract will be signed.

*The rental amount will be stated on the contract document.

FLOW.03Preparation for tenant recruitment

Data such as building specifications, floor plan, and completion date are registered in our system.
In order to improve the environment after occupancy, we will submit notifications for garbage collection areas and apply for the building's address.

FLOW.04Application period

Self-operated"Rental Housing D-ROOM"(An online apartment search site) provides rental housing information.

Additionally, taking advantage of the strengths of the Daiwa House Group, Daiwa Living's corporate representatives provide information to blue-chip companies.

Furthermore, our approximately 13,000 affiliated real estate companies nationwide (as of the end of March 2026) can quickly check move-in and move-out information through a dedicated website and advertise properties in real time.

FLOW.05Contract start

Once the housing is completed and handed over by Daiwa House Industry, a master lease agreement begins based on the contract with the owner.

FLOW.06Rent payment

After a certain period (exemption period) has passed, we will pay the set rent every month and deliver a payment statement to the owner.

In the case of a long-term lease, there is a one-month grace period for replacement when a tenant moves out.

FLOW.07Rent review every two years

After management begins, in order to keep up with market trends, we will hold discussions every two years to review the rent based on past occupancy and income/expenses, as well as comparisons with nearby rental properties.

If there is a discrepancy between the price required by the market and the actual price due to price fluctuations or sudden changes in the market, we will negotiate a rent revision, not just every two years.

FLOW.08Termination and renewal of contract

Before the end of the contract period, we will research market trends and conduct a reassessment.
Based on the assessment, we will propose contract terms, and once you agree, we will conclude a new contract.

* Renewal of the contract will be for two years.

*The "wholesale lease system" is subject to certain standards and conditions.

Management of the "bulk lease system"

Contract Creation

We act as a sublessor and enter into a contract with the tenant, eliminating the need to go through the hassle of creating a contract.

Rent collection operations

Since the property is rented as a lump sum, there is no need to worry about late rent payments.

We will take strict action against any late payments.

Tenant screening

Applicants will be judged based on Daiwa Living's occupancy criteria.

Response to your request

We will receive and respond to inquiries and requests regardless of the time.
However, the owner will be responsible for any expenses incurred for repairs (excluding those caused by the tenant's intentional or negligent acts).

Move-out inspection

We will inspect the room and check for any damage caused by the tenant's intentional actions or negligence upon move-out.

Restoration to original condition when a tenant moves out

The burden sharing ratio will be determined in accordance with the guidelines of the Ministry of Land, Infrastructure, Transport and Tourism, and will be implemented promptly in order to respond to the next recruitment of tenants.

Terms and conditions of the "Full-Leasing System"

Contract period

The "bulk lease system" offers contract periods of 2, 10, 20, 30, and 40 years.

 *The contract period will be determined based on various conditions.

After the contract expires, we will re-examine the market trends in the surrounding area and reassess the property. Once you agree on the rent and management details, we will enter into a two-year lease renewal agreement.

Regarding common area fees

The common area fees collected from tenants will be used by our company for electricity charges for the staircase lights, outdoor lights, and TV booster power supplies in the common areas, water charges for the sprinklers in the common areas, and daily cleaning costs.

Rent review

When a bulk lease agreement is renewed, or in the case of long-term bulk lease agreements (10, 20, 30, or 40 years), rent review negotiations will be held every two years based on past occupancy rates, income and expenditure statements, and comparisons with nearby rental properties.

If there is a discrepancy between the market demand and the current rent price due to price fluctuations or sudden changes in the market, we will negotiate a rent revision, not just every two years.

Rent payment exemption period

A certain period from the start of the contract will be an "initial grace period" for paying rent to the owner.

This fee is set to cover the costs of recruiting tenants and the risk of future vacancies.

In addition, in the case of long-term lease agreements, there will be a "replacement exemption period" of one month after a tenant moves out, which allows us to restore the property to its original state and prepare for the next tenant recruitment.

Building maintenance costs

The owner will be responsible for any building maintenance costs that exceed the common area fee (such as fire inspections, septic tank maintenance, pruning plants, special cleaning, and other regular maintenance costs). In addition, maintenance costs will be incurred for the roof, antennas, exterior walls, etc. over the years.

Repairs, etc. (restoration to original condition)

Restoration work to the original condition upon vacating the premises will be carried out in accordance with the guidelines of the Ministry of Land, Infrastructure, Transport and Tourism.

It is very difficult to review the business plan every time a tenant moves out.

Daiwa Living offers a "Repair Pack" as a product that reduces the restoration costs borne by owners by paying a fixed commission.

(Limited to the scope of items in Appendix 1 of the Repair Pack Contract)
