How the "General Management System" works

Daiwa Living will handle management tasks on behalf of the owner, such as recruiting tenants, managing payment collections, dealing with tenants, and handling cancellations.

"General Management System" Flow

We will explain the flow of the general management system.

FLOW.01Contract

At the same time as entering into a contract with Daiwa House Industry Co., Ltd., you will also enter into management contracts with us for any other rental properties you already own.

FLOW.02Contract period

The contract period is two years. Thereafter, it will be renewed every two years between the owner and the contract holder.

Receiving rent etc. on your behalf

We will collect rent etc. from the tenant and pay it to the owner.
In that case, we will offset the various costs incurred by us in carrying out our management services.

Various expenses

Rental management commission fee:

This is the fee we receive for carrying out rental management services.

Facility management commission fee:

This is the fee we receive for carrying out facility management services.

Entrance and exit management fee:

This is the fee charged for carrying out the necessary paperwork each time a new contract is concluded with a tenant.

Renewal procedure fee:

This is the fee charged for carrying out the necessary paperwork each time a renewal agreement is concluded with a tenant.

Deposit/Guarantee

The security deposit and guarantee money received from the tenant will be held by our company on behalf of the owner.

*Unlike the "bulk leasing system," owners' rental income will vary depending on occupancy records.
