Please check before moving in.

Sending the contract
- We will prepare the necessary documents in advance and send them to your home or a location of your choice, so please have them ready.
- If you are asked to submit necessary documents, please prepare them by the date of the contract. Some documents require procedures at government offices, etc., so please make arrangements early. (If you plan to bring the contract and necessary documents in person on the date of the contract, you may need to make an appointment in advance. Please confirm the date and time with the place of submission.)

Check the contract details
Check the "Lease Contract" and "Important Information Explanation"- This is an important document, so please be sure to read the contents carefully. It contains detailed information about important matters such as what you as a resident must observe and repairs.
- Please keep it in a safe place during your stay.
Check the "Parking Lot Agreement"- Tenants who have signed a parking contract will be given a "Parking Contract."
Please check the parking lot number listed.
(*Please note that the "room rental agreement" may also serve as the "parking lot agreement.") - If you are unsure of where to park, please contact the Daiwa Living office.

Conclusion of the contract
On the day, you will be given an explanation of the tenancy agreement (important matters explanation document) and then the contract will be signed (please check the necessary documents and make the payment required for the contract).

Disclaimer and Termination of Contract
In the event that a special situation occurs in which the building is damaged and becomes uninhabitable due to a force majeure event such as a fire or other disaster, or a natural disaster (or other reasons beyond our control), and the landlord is unable to fulfill his/her responsibilities, we cannot assume responsibility. In such a case, the contract will be terminated.

Regarding the cost burden and purchase request for additional equipment, etc.
Regardless of whether the landlord has given consent or not, if the tenant installs, adds, or expands any equipment, the tenant will be responsible for the costs incurred. Furthermore, even if the tenant requests the landlord to cover the costs or purchase the equipment when moving out, this will be against the terms of the contract and we will be unable to comply with such requests.

Compensation
If a resident causes damage, soiling, or breakdown to the rental room or building, the resident will be held liable for compensation. In addition, if a resident causes damage to neighbors or third parties, the resident will be held liable for compensation to the other party.
We recommend that you take out fire insurance to cover such liability.
Please check your insurance status before signing the contract, and if necessary, please take out "renter's liability fire insurance." -
About Neighborhood Associations
Joining a neighborhood association is important for communicating with others in the community and obtaining information. We leave it up to the residents to decide whether or not to join a neighborhood association, but the details vary by area, so please make your decision in accordance with the rules of your area.

Regarding fire insurance (household goods), rental compensation, repair cost special clause, etc.
Requesting tenants to take out fire insurance (for household goods)According to the rental contract, you are obligated to restore (repair) the room to its original condition if an accident such as a fire occurs in the room. In preparation for this, we ask that you take out fire insurance (household goods) with liability coverage. Fire insurance with liability coverage is useful for a wide range of purposes in the unlikely event of an accident.

The insured persons (those covered by compensation) under the personal liability special clause are those listed below in A to K.

- C. Relatives living with the insured person or his/her spouse
- D. Unmarried (never married) children of the insured person or their spouse who are living separately
- If the person in question is a minor or a person without legal capacity, the person in question's parental authority, other person with legal supervision obligation, and person supervising the person in place of such person (limited to the person's relatives). However, this is limited to accidents involving the person in question.
- If any of the above items A to D apply to a person who is not responsible for his/her own injuries, this refers to that person's parental authority, other person with legal supervision obligation, and person who supervises on behalf of the person with legal supervision obligation (limited to the relatives of the person who is not responsible for his/her own injuries). However, this only applies to accidents involving that person who is not responsible for his/her own injuries.
